Tenant Screening Consent & Authorization Waiver

By submitting a rental application through Bahama Homes, you authorize Bahama Homes and its trusted screening partners to collect, verify, and share the information listed below for the purpose of assessing your suitability as a tenant. This Waiver forms part of the Bahama Homes Terms & Conditions and Privacy Policy.
1. Purpose of Screening
Tenant screening helps Vendors (property owners/managers) verify identity, income, rental history, background information, and character. Bahama Homes performs screening either:
On behalf of the Vendor (facilitator role), or
As part of a property management agreement (managed listings)
Screening does not guarantee approval.
2. Consent to Verify Information
You authorize Bahama Homes and its partners to:
Verify your identity using government-issued identification
Confirm employment and income with employers or payroll services
Confirm rental history with past or current landlords
Contact personal or character references that you provide
Validate the authenticity of documents you upload
Conduct background checks where permitted by law
Share a screening summary with the Vendor of the listing you applied to
You acknowledge that Vendors use this information to make independent approval decisions.
3. Information You Provide
You agree to provide accurate:
Personal information
Proof of identity
Employment or income documents
Rental history
Character or personal references
Any additional information required by the Vendor or Bahama Homes
Providing false or misleading information may result in denial of your application or account removal.
4. Non-Refundable Fees
Application and tenant-screening fees are non-refundable, including if:
You withdraw your application
Your application is denied
You fail to complete requested information
The Vendor selects another applicant
These fees cover the cost of verification services already performed.
5. Data Use & Sharing
Your information may be used to:
Verify your identity
Conduct screening checks
Generate a screening summary for the Vendor
Prevent fraud and confirm eligibility
Your information is shared only with:
The Vendor of the property you applied to
Screening providers
Bahama Homes compliance staff
Bahama Homes does not sell personal data.
All data is handled according to our Privacy Policy.
6. Data Retention
Bahama Homes retains screening data only as long as needed to:
Complete your application
Meet legal or regulatory requirements
Resolve disputes or prevent fraud
After that period, data is securely deleted or anonymized.
You may request deletion after your application is completed, subject to legal retention rules.
7. Limitations & Liability
You acknowledge:
Responses from employers, landlords, and references are outside Bahama Homes’ control
Screening providers may rely on third-party information that Bahama Homes cannot independently verify
Bahama Homes is not responsible for Vendor approval decisions
Bahama Homes is not liable for inaccuracies in employer, landlord, or reference responses
For managed properties, Bahama Homes reviews screening data directly and makes approval decisions according to management guidelines.
8. Applicant Authorization
By submitting your application, you confirm that:
✔ You have read and agree to this Waiver
✔ All information provided is true and accurate
✔ You authorize Bahama Homes to conduct all screening activities listed
✔ You consent to contact with your employers, landlords, and personal/character references
✔ You understand that all screening fees are non-refundable
✔ You authorize the use of electronic records and signatures
Your application submission serves as your digital acknowledgment and consent.
